Job Description

Job Title: Senior Operations Lead — Remote (Nigeria-based) | Samuel & Co Properties Ltd Summary / About the Role:

Samuel & Co Properties is a UK-registered property investment and management company operating across London and Berkshire. We run rent-to-rent HMOs, serviced apartments under our Grace House brand, and a growing deal sourcing operation. We also operate Bridge Gap Media, a digital marketing agency. Both businesses are run by a remote team based in Nigeria.

We are hiring a Senior Operations Lead — a detail-driven, systems-literate operator who will serve as the CEO's eyes across both businesses. This is not a traditional project management role. The person we are looking for goes into the systems, verifies what is actually happening, and surfaces problems before they escalate.

Success in this role looks like this: the CEO receives a clear, evidence-based weekly report every Friday, issues are escalated the same day they are identified, and nothing slips through the cracks without being caught and acted on. The right person will become an indispensable long-term member of the team — someone who grows with the business and takes genuine ownership of how both operations run day to day. This is a permanent role.

Responsibilities: Conduct daily structured spot-checks across all business systems — including Zoho Projects, GoHighLevel, Smoobu, Turno, Arthur Online, and Zoho Cliq — and verify that reported activity matches actual evidence in the system

Monitor the Grace House guest pipeline daily, confirming every guest is in the correct stage and no communication has been missed

Verify that cleaning jobs are assigned, accepted, completed, and photographically confirmed before every guest arrival

Check Arthur Online daily for HMO tenancy updates, outstanding rent, maintenance requests, and compliance items

Produce a concise, evidence-based Weekly Verification Report for the CEO every Friday by 4 PM

Attend and contribute to the daily team huddle and weekly planning session, bringing system evidence rather than assumptions

Escalate operational risks the same day they are identified — no issue should be left unaddressed for more than two hours during core hours

Support the onboarding of new team members by monitoring system activity and flagging early if performance is below expectation

Maintain a live issues log across both businesses and ensure nothing is quietly buried

Coordinate scheduling and cross-team tasks between Samuel & Co Properties and Bridge Gap Media Qualifications:

Minimum 3 years' experience in an operations, project management, or business coordination role

Proven ability to work across multiple digital systems simultaneously and interrogate data confidently

Strong written English — weekly reports must be clear, specific, and actionable

Excellent verbal communication — calm, confident, and professional on calls

Comfortable using AI tools (Claude, ChatGPT, or equivalent) as a regular part of daily work

Confirmed power backup solution (generator, inverter, or equivalent) — this is a contractual requirement

Reliable primary and secondary internet connection

Dedicated professional workspace

Experience in property management, serviced accommodation, or hospitality is a strong advantage

Familiarity with any of the following is a strong advantage: Zoho Projects, GoHighLevel, Smoobu, Turno, Arthur Online, PriceLabs, Calendly, Property Filter

Available for occasional evening and weekend availability for property-related emergencies/inquiries Salary: ₦250,000 – ₦300,000 per month Location: Remote — Nigeria-based Start date: We are looking to appoint promptly.
